Q: How long does it take to be approved for a membership?

A: As soon as you return the required paperwork and a site visit is completed. It may be as soon as 48 hours.  During the approval process you can obtain credit reports with perspective tenant interaction Here: CNS SmartMove

Q: Why is there an approval process with CNS?

A: FCRA Regulations have been established to protect you and the consumer.  CNS Full membership allows you to obtain a complete credit report on a perspective tenant.  If a company is offering a complete credit report  "in seconds" Then you are either (a) getting a partial report  with yes/no rent/don't rent or (b) they are violating the law or (c) selling your information.  Many companies start you on the path to membership with the promise of instant credit reports.  Once they have charged your card then they let you know what is involved.  We choose to be honest and straight forward with our future members.  We find they like that.

Q: What is a Site Visit and why do I need one?

A: A Site Visit is part of the compliance process.  We are required by the bureaus to verify all information including your place of business.

Q: What do I need to get a report on perspective tenant?

A: After you have completed the membership application process and have been approved for membership. You will need to make sure the prospective tenant has signed an application allowing you to perform a background check. We offer free rental applications in the Document section. You may alter them to fit your company's needs. However, the release to perform background check must remain intact.

Q: Am I required to give the applicant a copy of any information I receive in my back ground check?

A: Rules vary from state to state.  It is best to check with your local DRE office regarding rules and applicant’s rights.

Q: Can I just use the credit report that the prospective tenant provides?

A: Free credit reports do not typically list evictions or have the extent of information a tenant screening company provides.  Free credit reports can easily be scanned into a computer and changed by the prospective tenant.  Free credit reports are not for credit obtaining purposes. 

Q: Do I have to provide denied applicants with bureau information?

A: It depends on if your decision was based solely or in part by the Credit Report. If so you will need to provide the applicant with a rejection letter with the contact information of all three bureaus.
